Engineering Manager

Overview

Manage the technical and engineering operations of a building on-site in Hyderabad, leading the maintenance team and coordinating technical issues with the client and occupants.

What you'll do

• Ensure all technical services are maintained and operational during your shift duty.
• Take charge of all technical assets in the building and manage the engineering team.
• Manage and maintain electromechanical and utilities services at the site with the help of the technician team.
• Prepare and implement planned preventive maintenance (PPM).
• Conduct regular site inspections to check for risk and defect areas.
• Review the work of subordinate staff and provide guidance when needed.
• Document, check and follow up on assets under defect liability period and AMC/CAMC in a tracker.
• Hire, train and develop shift engineers, supervisors and maintenance staff.
• Formulate budgeting controls and monitor SLAs and KPIs for JLL and outsourced agencies.
• Cooperate and communicate with other departments to ensure good customer experience, and collect customer feedback after every service request or complaint.
• Manage and participate in events, parties, CSR activities, general maintenance and guest handling.
• Maintain service level agreements and keep performance indicator scores above excellence.
• Ensure timely renewal of agreements, submission of invoices and follow-ups for payments.
• Oversee all vendor quotations and invoices.
• Ensure proper sign-offs for attendance and required details for cost sheet submission.
• Schedule monthly vendor meetings and ensure corrective actions are taken.
• Plan and implement energy conservation.
• Prepare monthly readings sheets with occupants and ensure check-sheets and logbooks are filled properly.
• Maintain history cards for all equipment.
• Attend major complaints, escalate to senior management and coordinate with technical staff when necessary.
• Ensure work permits are in place and safe working practices and procedures are followed.
• Assist in risk assessment of building operations, mitigate inherent risks and conduct root cause analysis of system failures and breakdowns.
• Create corrective, preventive and emergency response action plans.
• Take part in evacuation drills and be part of the ERT/QRT team.
• Maintain engineering and other reports such as DMR and MMR.
• Work closely with regional RO, HO, SME and training teams and ensure closure of all required reports.
• Facilitate services under the slogan “No Safety No Work”.
