Overview
Global Real Estate Construction Manager to lead technical delivery of global office construction projects from pre-construction through closeout, owning delivery approach, GC oversight, coordination, cost/schedule control, and commissioning while leading project managers.
What you'll do
- Lead pre-construction on complex buildouts including constructibility/design review, MEP and structural coordination, estimating support, value engineering, and GMP/bid package development.
- Own delivery method and contracting strategy for each project (e.g., GMP, lump sum, CM-at-risk, design-assist).
- Coordinate technically demanding scopes including commercial kitchens, AV/acoustics, server/IDF rooms, elevated power density, and integrated physical security.
- Oversee construction execution from mobilization through closeout to hold GCs accountable for schedule, budget, safety, and quality.
- Manage technical workflows such as RFIs, submittals/shop drawings, ASIs, and BIM/clash coordination, and run coordination meetings.
- Drive commissioning and closeout deliverables including systems commissioning, TCO/CO, as-builts, O&M manuals, warranties, attic stock, and owner training.
- Manage GC and vendor relationships, including end-to-end GC selection, contract negotiation/admin, and change-order governance.
- Build and govern budgets (hard/soft costs, FF&E, technology, allowances, escalation) and manage contingencies and invoice approvals.
- Directly manage and develop Real Estate/Construction Project Managers and set technical standards and workload balance.
What you'll need
- Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, or a related field.
- Hands-on construction expertise reading/interpreting architectural, structural, and MEP drawings and specifications and running the field from them.
- Command of delivery methods and contract structures including GMP, lump sum, cost-plus, and design-assist plus change-order mechanics.
- Experience delivering technically complex scopes including commercial kitchens, high-end client/amenity and event spaces, and data/server rooms with redundant power and cooling plus integrated security.
- Strength in pre-construction: constructibility review, estimating, value engineering, and bid leveling.
- Experience with cost/commercial controls: budgeting by division, schedule of values, pay-application review, change-order governance, and contingency management.
- Managed budgets for projects ranging from $50M to $300M+ and multiple complex projects concurrently.
