Capital Markets Associate - Real Estate

Overview

Associate to structure and execute debt for a US real estate portfolio, including construction, bridge, and permanent financing. Transactions are property-specific and involve underwriting, structuring, and negotiating real loans against real collateral.

What you'll do

• Underwrite and structure construction, bridge, and mezzanine financing for specific US assets.
• Build capital models (e.g., DSCR, LTV, LTC, IRR, debt yield) with stress testing.
• Recommend capital stack approaches by balancing cost of capital against risk and timeline.
• Serve as a point of contact for US lenders and institutional capital partners through diligence and to close.
• Maintain portfolio surveillance by tracking DSCR, LTV, and LTC covenant metrics and the debt maturity ladder.

What you'll need

• 3–8 years of real estate capital markets/private equity/CRE lending/real estate investment banking experience.
• Hands-on US commercial real estate debt experience required.
• Ability to walk through a specific US commercial real estate deal in detail.
• Excel and Google Sheets mastery, including built debt waterfalls; VBA or Power Query is a strong plus.
• Working knowledge of US credit agreements, loan documentation, and institutional underwriting standards.
• Capability to turn dense underwriting into an executive-ready memo quickly.

• Location line: Mumbai, India.
• Work mode: Remote (India).
• Working hours: Minimum 6-hour daily overlap with US Central Time.
• Compensation: ₹300,000–470,000 per month based on depth of direct US CRE debt experience.
• Start: Immediate or within 30 days.
