Overview
JLL's Work Dynamics team is seeking a Reliability Engineer to support operations and maintenance of buildings, infrastructure, and equipment assets, working with the Engineering Services Reliability & Asset Management COE to implement strategic asset management plans.
What you'll do
- Integrate data from BAS, fault detection diagnostics, maintenance programs, and capital planning to develop life-cycle analyses and repair-vs-replace recommendations.
- Execute site-level Asset Management & Reliability programs and conduct periodic equipment and system audits (safety, compliance, cost savings, energy conservation).
- Coordinate engineers, technicians, and third-party resources to deliver cost-effective improvements.
- Create and manage PM task plans for continuous improvement and optimization.
- Rank asset criticality using RCM approaches and define cost-beneficial proactive maintenance strategies.
- Conduct reliability studies, interpret drawings and schematics, and develop risk mitigation strategies for critical assets.
- Investigate new technologies and perform root cause failure analysis (RCFA) to prevent recurrence.
- Apply mechanical and electrical knowledge of rotating equipment (pumps, motors, gearboxes, conveyors).
- Utilize predictive maintenance technologies including vibration analysis, oil analysis, infrared thermography, ultrasound, and motor current analysis.
- Implement RCM/CbM/PT&I programs, conduct equipment condition assessments, and drive resolution of chronic bad actor equipment through FMEA and defect elimination practices.
- Maintain accurate equipment records, specifications, BOMs, and failure history in CMMS.
- Develop and track reliability KPIs (planned/unplanned work ratios, MTBF, cost metrics, replacement asset value) and collaborate with Maintenance and Planning teams.
- Execute multi-discipline facility condition assessments across labs, manufacturing, office, and distribution sites in the Americas.
- Document findings, prioritize portfolio-wide capital planning inputs, and support commissioning for upgrade, renovation, and construction projects (PM job plans, maintainability reviews, critical spares).
