Overview
The Shift Engineer will oversee daily operations of assigned commercial properties, supporting building performance, tenant satisfaction, maintenance, financial performance, compliance, reporting and leasing-related initiatives.
What you'll do
- Oversee daily operations of assigned commercial properties, ensuring optimal building performance and tenant satisfaction.
- Manage tenant relationships through regular communication, lease administration, and prompt resolution of service requests or concerns.
- Coordinate and supervise maintenance activities, including preventive maintenance programs, emergency repairs, and capital improvement projects.
- Develop and manage annual property budgets, monitor financial performance, and prepare detailed variance reports for ownership.
- Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for operational improvements.
- Negotiate and manage vendor contracts for cleaning, security, landscaping, and specialized building systems maintenance.
- Ensure compliance with all local, state, and federal regulations, including safety codes, environmental requirements, and accessibility standards.
- Prepare comprehensive monthly and quarterly reports detailing occupancy levels, financial performance, and key operational metrics.
- Collaborate with leasing teams to support tenant retention initiatives and assist with property marketing efforts to prospective tenants.
What you'll need
- Relevant educational qualifications in Real Estate, Property Management, or a related field.
- Minimum 3-5 years of experience in commercial property management, facilities management, or related real estate operations.
- Excellent interpersonal and communication skills with proven ability to build relationships with tenants, vendors, and stakeholders.
- Knowledge of building systems including HVAC, electrical, plumbing, and life safety systems.
- Proficiency in property management software systems and Microsoft Office Suite, particularly Excel for financial analysis.
- Understanding of commercial lease structures, tenant improvement processes, and property maintenance best practices.
Nice to have
- Background in capital project management and construction coordination.
- Familiarity with commercial insurance policies and risk management practices.
- Previous experience working with institutional property owners or real estate investment trusts.
