Job description

Overview

Lead the transformation of the Workplace Team within an Integrated Facilities Management (IFM) delivery model, integrating hard services, soft services and workplace experience across a client's real estate portfolio, with single-point accountability against contractual KPIs.

What you'll do

  • Build a future-ready IFM team to manage integrated service lines including MEP maintenance, HVAC and critical systems, janitorial and soft services, security coordination and workplace experience.
  • Deploy and embed IFM technology platforms such as CAFM/IWMS, CMMS for planned preventive and reactive maintenance, BMS/BAS integration, IoT sensors for space utilization and energy optimization, and digital helpdesk platforms.
  • Drive the shift from siloed, single-service management to a fully integrated, data-driven operating model with predictive maintenance capabilities.
  • Manage the client relationship as the integrated service provider, ensuring compliance with the master services agreement (MSA) and tracking performance against consolidated SLA/KPI frameworks.
  • Lead a multidisciplinary team of engineering/technical staff, soft services supervisors and workplace experience personnel, including performance management, cross-skilling and technical certification training, workload planning and succession planning.
  • Ensure delivery of all operational requirements per the client's integrated scope of work, spanning MEP, HVAC, fire and life safety systems, critical infrastructure (where applicable), janitorial, pest control, landscaping, security, and reception/concierge services.
  • Develop and implement SOPs and integrated performance measures across all service lines, including PPM compliance, reactive response and resolution times, and soft services quality audit scores.
  • Support regional IFM initiatives including user experience programs, JLL technology platform rollouts (e.g., global CAFM standardization) and training workshops.
  • Drive client-specific initiatives such as technology rollouts, cross-service benchmarking and best-practice adoption.
  • Ensure operations align with financial processes, including consolidated P&L management, subcontractor cost control and budget variance reporting.
  • Ensure compliance with JLL and client HSE/RM policies, including permit-to-work systems and contractor safety management (CSM).
  • Conduct data integrity audits across CAFM, CMMS and financial systems regionally.
  • Monitor and ensure the team meets or exceeds consolidated SLA/KPI scorecards covering technical and experiential performance metrics.
  • Hire, attract and retain top talent across engineering and soft services disciplines.
  • Review and spot-check multi-service subcontractor and vendor performance (MEP, cleaning, security, landscaping, pest control).
  • Resolve occupant complaints and concerns across all service touchpoints with documented solutions and follow-up.
  • Manage the integrated vendor contract database and vendor procurement processes, including tender documentation, negotiation and contract execution per JLL procurement guidelines.
  • Generate consolidated operational and financial reports and present to account management and client governance reviews.
  • Coordinate churn management and minor project/fit-out works requested by occupants across engineering and soft services teams.
  • Provide support for critical out-of-hours issues and act as a key responder in emergencies, including life-safety incidents and business continuity events.
  • Manage individual performance against defined KPIs for all direct reports.

What you'll need

  • A minimum of 15+ years of experience in the facility management or hospitality industry.
  • Demonstrated experience managing large, integrated facility operations spanning multiple service lines (not single-service management).
  • Proven experience operating within an IFM delivery model, managing a multi-vendor subcontractor ecosystem, and overseeing both technical/hard services and soft services simultaneously.
  • Excellent verbal, written and presentation communication skills suitable for client governance forums and executive reporting.
  • A Bachelor's degree in Engineering.
  • Strong analytical, organizational and administrative skills for interpreting cross-service performance data, consolidated financial reports and integrated CAFM/CMMS outputs.

Nice to have

  • Preference for a Bachelor's degree in Electrical Engineering.
  • An added advantage: a Bachelor's degree in Facilities Management, Building Services, Business Administration or a related field.
  • Adaptability to fast-paced, multi-service environments and versatility in meeting evolving client requirements.

Details

  • Location: On-site, Mumbai, MH.
  • Scheduled weekly hours: 48.
