Facility Engineer

Overview

Facility Engineer role at Brightstone, a residential property management provider, responsible for technical services and maintenance across a residential property.

What you'll do

• Supervise engineers and maintenance staff, including hiring, training and personnel development.
• Manage engineering operational accounts for buildings as required and assist in developing operating and capital budgets.
• Assist in maintenance and engineering issues as required.
• Recommend and implement improvements to preventive maintenance programs on an ongoing basis.
• Develop and maintain asset-specific maintenance and safety procedure manuals and enforce compliance.
• Coordinate maintenance efforts with outside contractors, tenant finish personnel and engineers.
• Oversee all building systems, including fire/life safety, plumbing, HVAC and electrical issues, and stay current with the latest HVAC technology trends.
• Administer all equipment and construction warranties with respect to the defect liability period.
• Coordinate development of and/or maintain the as-built drawing library.
• Respond quickly to emergency situations (e.g. fire, evacuation, equipment failure) and customer concerns.
• Implement and administer inventory control programs and purchase parts and supplies.
• Develop specifications and assist in solicitation and administration of maintenance and repair service contracts.
• Ensure compliance with applicable codes, regulations, government agency and company directives as they relate to building operations.
• Supervise maintenance staff and assign and monitor maintenance projects for them.
• Conduct regular inspections of operating mechanical, electrical and equipment systems, and make necessary adjustments to operating equipment and controls.
• Provide quality assurance by creating and implementing preventive maintenance programs and recommending improvements on an ongoing basis.
• Maintain engineering reports.
