Facility Executive - Technical

Overview

Facility Executive - Technical role at JLL, on-site in Kolkata, WB, responsible for maintaining electrical, HVAC, fire fighting and other technical facility equipment and the related project, vendor, compliance and reporting work.

What you'll do

• Maintain electrical equipment such as HT transformers, DG sets, kitchen equipment, UPS units, elevators, HVAC systems, PAC units, pumps, circuit breakers and STP.
• Track project updates, vendor coordination, AMC tracking, PPM tracking and scheduling, OEM and training planners, risk assessment and OpsAide/CMO tracker.
• Generate and track client reports, including daily, weekly, monthly, quarterly, MMR and QBR reports.
• Maintain and track engineering and safety-related compliance reports.
• Prepare, plan and execute annual shutdowns.
• Maintain room temperature and air quality in labs, data centers, server rooms, workstations, and electrical and mechanical equipment rooms.
• Work on HVAC equipment such as air and water cooled chillers, cooling towers, AHUs, PAC, VRF, CSU and split AC units.
• Advise on equipment and electrical component lifespan and when components need replacement due to potential risks.
• Prepare critical spares lists for installations per manufacturer recommendations and plan inventory for in-house maintenance teams.
• Run pre-emptive maintenance programs to reduce the risk of sudden failures of critical equipment.
• Maintain fire fighting systems including jockey pumps, booster, sprinkler, hydrant, diesel engine and LSS components.
• Maintain documentation such as checklists, logbooks and PPM schedules for job-based activities.
• Follow safety practices when using equipment and working in locations.

What you'll need

• Work experience in electrical equipment maintenance, including HT transformers of 4000 KVA, 2000 KVA DG sets, kitchen equipment, 250/400/600 KVA UPS, elevators, HVAC (high side and low side), PAC units, pumps, circuit breakers, STP (50 KLD) and other equipment.
