Key Account Manager - Property Management

Overview

Key Account Director for JLL's Property & Asset Management portfolio in Hyderabad, owning the end-to-end client relationship and P&L for a 17 million sq. ft. commercial property portfolio.

What you'll do

• Serve as the single point of contact and most trusted advisor for the client, owning the business relationship.
• Develop and execute a long-term account strategy that anticipates client objectives.
• Drive client retention, seamless contract renewals, and identify opportunities for strategic business expansion.
• Lead Monthly and Quarterly Business Reviews (MBRs & QBRs), presenting data-driven insights and improvement plans.
• Command end-to-end operations across the portfolio, standardizing processes for a high-quality experience at every site.
• Guarantee the reliability and lifecycle of critical assets, including Electrical, HVAC, Safety, and BMS systems, through best-in-class maintenance strategies.
• Champion sustainability and energy optimization initiatives.
• Uphold statutory and safety compliance, ensuring assets meet or exceed regulatory standards (Fire NOC, ISO certifications, etc.).
• Take full P&L ownership for the portfolio and maximize profitability.
• Develop and manage annual OPEX and CAPEX budgets, with variance analysis and forecasting.
• Drive margin improvement through productivity gains, value engineering, and contract and vendor management.
• Oversee financial controls, from billing and receivables to procurement and cost optimization.
• Lead and inspire a team of Property Managers, Technical Managers, and functional experts in Finance, Procurement, and HSE.
• Develop succession plans and provide coaching to mentor next-generation leaders.
• Champion risk management and business continuity planning.

What you'll need

• Bachelor's degree in engineering (Electrical/Mechanical) is essential.
• 17–20 years of proven experience in leading large-scale commercial property management portfolios.

Nice to have

• An MBA from a reputed business school.
